I recently came across an interesting piece of news 👇 The Monetary Authority of Singapore (MAS) reminded everyone: “Be prudent when making major financial commitments, such as buying a home.” It sounds like a routine statement, but those who know the market understand that this is a warning signal about overheating. The situation now 👇 📈 Home prices are still rising 💰 Interest rates are beginning to fall 🏗️ New launches are selling quickly and investment buyers are returning If this continues to year-end, there may well be mild cooling measures in early 2026, such as: • A small increase in ABSD on second homes • Some tightening of mortgage limits (LTV / TDSR) • More government GLS land supply to regulate the market But remember: Cooling does not mean prices will fall; it can indicate a healthy market. Historically, people who bought before each round of cooling measures have generally had the last laugh.
